Saskatchewan reported 1,179 home sales in November, the second-highest ever for the month and an 18% year-over-year increase, 27% above the 10-year average. Sales rose across the province, driving a 9% year-to-date increase.
For the 17th consecutive month, sales exceeded seasonal averages despite declining inventory, which fell 23% from last year and 45% below the 10-year average, hitting the lowest November levels since 2007. With just 3.6 months of supply, tight conditions fueled price growth.
The provincial benchmark price was $338,400, down slightly from October but 5% higher year-over-year.
Highlights
Prince Albert Region: 150 sales, up 20% year-over-year, with a benchmark price of $246,700, 7.2% higher than last year.
Saskatoon: 380 sales, up 21%, with less than two months of supply. The benchmark price was $398,800, 6% higher year-over-year.
Strong demand and record-low inventory continue to define Saskatchewan’s resilient housing market.
